NOTICE OF SALE UNDER POWER GEORGIA, STEPHENS COUNTY By virtue of the power of sale contained in the Security Deed by and between HERBERT C. WOODALL AND SUE WOODALL, (Grantor) to NORTHEAST GEORGIA BANK (Lender) dated November 8, 1999, and recorded in Deed Book 454, Page 426, Stephens County Records conveying the realty described herein as collateral for the debt in the principal amount of $160,000.00 together with all late fees and interest from dates of execution at the rates provided therein on the unpaid balance; there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Stephens County Georgia or at such other place as sheriffs sales are conducted in said County, within the legal hours of sale on the first Tuesday of August, 2014, the realty being more completely described as follows: All that tract or parcel of land, situate, lying and being in the State of Georgia, County of Stephens, and within the corporate limits of the City of Toccoa, Georgia, and known and designated as Lot Numbers Seven (7) and Eight (8) in Block F of the O.K. Sellers Subdivision according to a plat and survey thereof made by J. W. Burpitt, C.E., on June 4, 1941, which plat is by reference made a part hereof, said lots fronting on State Highway No. 13, seventy-five (75) feet each, said plat is recorded in Plat Book 2, Page 64, in the Office of the Clerk of the Superior Court of Stephens County, Georgia, to which reference is hereby made. The above-described property being the same as that conveyed by Ruth Camp Walker, John D. Camp, and Fred M. Camp to Al Sparks by Warranty Deed dated March 4, 1985, recorded in Deed Book 182, Page 582, Stephens County Records. Said property bears the address HIGHWAY 123, TOCCOA, GEORGIA. The debt secured by said Security Deed has been and is hereby declared due and payable because, among other possible events of default, of the borrowers failure to pay the interest and principal when due. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorneys fees. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), and any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
