You are hereby notified that a Petition for Termination of Parental Rights was filed before the Stephens County Juvenile Court by the Georgia Department of Human Services by and through its' agent Stephens Department of Family and Children Services (hereinafter referred to as "the Department"). You are hereby commanded personally or by attorney to be and appear at the Stephens County Juvenile Court for a hearing to be held at the Stephens County Courthouse, 70 N. Alexander Street, Toccoa, GA 30577, on the 30th day of July, 2026, at 9:00 a.m., and a final hearing on said Petition for Termination of Parental Rights to be held at the Stephens County Courthouse, 70 N. Alexander Street, Toccoa, GA 30577, on the 31st day of August, 2026 at 9:00 am, then and there to answer the Division's Petition for Termination of Parental Rights and to answer why the Division's prayers for relief should not be granted. The findings of fact and orders of disposition made pursuant to the provisional hearing will become the final order by this Court unless the parents appear at the final hearing. The final hearing is only for the parent(s) who do not appear personally, or by attorney, at the provisional hearing.
That by reason of this Court's Order for Service by Publication dated the 2nd day of June 2026, you are hereby commanded and required to file with the Clerk of said Court, and serve upon Kerry B. Morris, counsel for Stephens Division of Family and Children Services, whose address is P.O. Box 2989, Cleveland, GA 30528, an answer to the Petition for Termination of Parental Rights within sixty (60) days of the date of the Order for Service by Publication.
NOTICE OF EFFECT OF
TERMINATION JUDGMENT
Georgia law provides that you can permanently lose your rights as a parent. A petition to terminate parental rights has been filed requesting the court to terminate your parental rights to your child. A copy of the Petition for Termination of Parental Rights in reference to the above-named child may be obtained from the Clerk's office located at the courthouse in Stephens County, during business hours. Court hearing(s) of your case has been scheduled to be heard at by this Court at the location, date and times as stated above. If you fail to appear, the court can terminate your parental rights in your absence.
If the court at the trial finds that the facts set out in the petition to terminate parental rights are true and that termination of your rights will serve the best interests of your child, the court can enter a judgment ending your rights to your child.
If the judgment terminates your parental rights, you will no longer have any rights to your child. This means that you will not have the right to visit, contact, or have custody of your child or make any decisions affecting your child or your child's earnings or property. Your child will be legally freed to be adopted by someone else.
Even if your parental rights are terminated:
(1)You will be responsible for providing financial support (child support payments) for your child's care unless and until your child is adopted; and
(2)Your child can still inherit from you unless and until your child is adopted.
This is a very serious matter. You should contact an attorney immediately so that you can be prepared for the court hearing. You have the right to hire an attorney and to have him or her represent you. If you cannot afford to hire an attorney, the court will appoint an attorney if the court finds that you are an indigent person. Whether or not you decide to hire an attorney, you have the right to attend the hearing of your case, to call witnesses on your behalf, and to question those witnesses on brought against you.

On October 28, 2014, Susan Yates executed a Deed to Secure Debt to North Georgia Credit Union securing a Note of even date for Sixty-Two Thousand and 00/100 ($62,000.00), said Security Deed being recorded in Deed Book 1052, Pages 95-96, Stephens County Records. Said Security Deeds conveyed the property hereinafter described.
By virtue of the power of sale contained in said Security Deed to North Georgia Credit Union, there will be sold by the undersigned at public outcry to the highest bidder for cash, before the Stephens County Courthouse door in Stephens County, Georgia, during the legal hours of sale, being 10 a.m. until 4 p.m. Eastern Time, on the first Tuesday in July, 2026, the same being July 7, 2026, the following described property:

The above described property is the same as that conveyed by Warranty Deed (For Life With Remainder to Survivor) from Ernest H. Chambers to Ernest H. Chamber and Terry Harold Chambers dated December 18, 2012 recorded in Deed Book 1001, Pages 193-194 of the Stephens County records. The said Ernest H. Chambers died as a resident of Stephens County on March 14, 2014.
The debt secured by said Security Deed and Note has been and is hereby declared due and payable because of default for non payment as required by the Note and Security Deed. The debt having been declared due and payable and remaining unpaid, and the terms in the Note and Security Deed remaining in default, this sale will be made for the purpose of paying the principal, accrued interest and attorneys fees pursuant to the Note and Security Deed, plus all expenses of this sale.
Said property will be sold as the property of Susan Yates and subject to outstanding ad valorem taxes and/or easements and/or restrictive covenants appearing of record, if any. The undersigned will comply with Georgia law, O.C.G.A. Section 44-14-162.2, prior to conducting the sale.
To the best knowledge and belief of the undersigned, equitable title to said property is now held by Susan Yates.
